Case Study – Aldershot Residential Community Development (25 Units)

Project Overview

In Aldershot, we successfully delivered a large-scale new-build residential community, comprising a total of 25 dwellings. This project required both technical construction expertise and the ability to manage complex planning, compliance, and design processes.

The development included:

  • 7 × three-bedroom houses

  • 3 × two-bedroom terraced townhouses

  • 4 × four-bedroom townhouses

  • 11-unit apartment block (8 × two-bedroom, 2-bath apartments and 3 × one-bedroom studios)

Our Role

Unlike many construction firms, our role went far beyond simply building. We were responsible for designing the plans, applying for planning permission, and managing compliance — all while leading the full construction and furnishing of the scheme. Working closely with our designated architect, who exclusively oversees our projects, we ensured a seamless transition from planning to delivery on site.

We also navigated complex obligations, including:

  • Section 106 housing association contributions (triggered by developments over 11 units)

  • Section 278 works (covering essential highway and infrastructure improvements)

Collaborated with our designated architect (who exclusively oversees our projects) to design high-quality, modern dwellings

  • Streamlined the process from initial design to full planning consent

  • Successfully navigated complex planning requirements, including:
    • Section 106 housing association contributions, triggered by developments over 11 units

    • Section 278 works, covering essential highway and infrastructure improvements

    • Management of all utility connections from sewage, water, gas, electric and open reach.

    • Liaised closely with local planning authorities and regulatory bodies LABC to ensure full compliance.

4. Pre-Construction Preparation

  • Finalised design specifications and build strategies

  • Coordinated with consultants, engineers, and suppliers

  • Established robust project timelines and budgets

5. Construction Phase

  • Delivered 7 three-bedroom houses, 3 two-bedroom terraced townhouses, and 4 four-bedroom townhouses.

  • Began construction of the apartment block, initially approved for 8 units

  • Paused construction strategically to apply for additional planning consent, successfully securing 3 extra apartments (total: 11 units — 8 two-bedroom, 2-bath apartments and 3 one-bedroom studios)

  • Although this introduced delays, it enhanced the value and density of the development

  • Oversaw all aspects of structural work, utilities, landscaping and section 278 works in finishing with strict quality control

6. Handover & Completion

  • End-to-end delivery: Managed the full process from design, planning permission, and compliance through to construction and furnishing.

  • Strategic planning gain: Secured an additional 3 apartments mid-construction, increasing the scheme from 8 to 11 units and significantly enhancing the project’s overall value and housing provision.

  • Complex project management: Successfully coordinated multiple property types (houses, townhouses, and apartments) within one cohesive development.

  • High specification build: Delivered all dwellings to modern, high-quality standards with durable finishes and functional layouts.
